Trash Pick Up Days:
Recycle (blue barrel) = Friday (Additional barrels may be requested from COCG Sanitation Dept 520-421-8646)
Garbage (green barrel) = Tuesday and Friday   (Holidays one day later)

Mailbox Keys:
The Association is not responsible for mailbox key distribution. Builder will issue key to first time buyer. On Re-sale, the previous owner or Title Company should give you the mailbox keys at close of escrow. If the key is lost, it will be the homeowner responsibility to pay to have the lock changed. Report damaged mailbox to the Association office at 520-421-9191.

Pool / Tennis / Pickle Ball Court Keys:
Your proximity card will grant you access to the pool area from 7:00 am to 9:00 pm daily. Children hours must be adhered to and there is no lifeguard on duty. Tennis courts and Pickle Ball courts are locked and the combination can be obtained at the Front Desk in the Recreation Center.

Guests:
All Guests must be signed in at the Reception desk located in the Recreation Center. Please read the entire Guest Policy for more details.

Gate Key / Transmitter:
Not applicable.


RV Parking:

RV Parking is for Residents only. Your guests should park in a nearby RV Park. The Association allows an RV to be parked for 72 hours or less for the purpose of loading, cleaning or unloading. The COCG does not allow an RV to be parked for more than 48 hours. Please be prompt in removing your RV from the street. You may not park an RV in the Recreation Center parking lot without prior approval.

Golf Carts:
Gas and electric golf carts are allowed in the community; however, only electric carts are permitted on the golf course. If you leave private property while driving your golf cart, it is required that you obtain insurance coverage on the cart. The sidewalks and streets in Mission Royale are public, city owned and maintained. Golf carts must be parked in the garage or on the driveway.

Assessment Due Date:
The assessment fee is due quarterly on January 1st, April 1st, July 1st and October 1st of any given year.  There are two assessment amounts: Master Association Fee = $27.87 per quarter; Adult Association Fee = $251.70 per quarter with a total of $279.57 per quarter.

Assessment Late Date:
The assessment is late on the 16th of the month it is due.

Assessment Late Fee:
All payments received after the 15th of the due date are subject to late charges of $15.00. If payment is not received by the 30th day of the due date, a demand fee of $40.00 will be charged to the homeowner account. If payment is not received by the 45th day of the due date, a lien will be placed on the property.

Age-restricted Community:
The Department of Housing and Urban Development (HUD) imposes requirements under the Federal Fair Housing Act and Housing for Older Persons Act that at least one person occupying the home to be 55+; with at least 80% of the community over age 55. Arizona State Law allows 20% of the community that are first time buyers from the Developer to be age 45 - 54. No one under age 18 may permanently reside in the community. In order to maintain the age-restricted status, it is imperative that all occupants submit age verification information to the Association office.

All leasing information must be submitted to the Association office. Occupants that are leasing or purchasing a home from a re-sale MUST be 55 or older.

Wildlife:
Occasionally you may see wildlife in our community. In most instances, the wild creature is passing through and does not desire to make a permanent home in a residential neighborhood. To become familiar with Arizona wildlife and how to address it in your backyard, please check out the Arizona Game and Fish Department website at www.azgfd.gov. ARC Requirements:
All new construction and all exterior changes, including landscaping and exterior painting to existing structures must be submitted to and approved by the ARC prior to commencement of work. Architectural Committee has 45 days to review the submittal and issue a decision.
